The highest prices for the purchase of suburban houses remain in Kurortny district. Only 2 residential settlements are business-class type, the rest belongs to the elite-class. According to experts, in the future business class residential villages will be built distant from the Gulf of Finland.

Kurortny district - one of the most prestigious and expensive suburbs of St. Petersburg. It attracts buyers by its ecological environment, the proximity to the Gulf of Finland and by a wide forest area. In addition, Kurortny district has a well-developed infrastructure and convenient transport junction, it is easily accessible by rail and road routes.

According to experts, prices for land in Kurortny district range from 250 to 300 thousand rubles per 100m2, in some cases, the price reaches 0.8 - 1 million rubles per 100m2. While the average price for suburban land lot is 80 - 150 thousand rubles for 100m2.

Despite the steady increase in land prices, there’re almost no vacant land lots in Kurortny district. In the near future only small land areas with old houses will be sold for further housing development. Large areas for real estate development are not numerous. They appear with the sale of old recreation and summer camps. But this offer is limited.

As land in Kurortny district is expensive, it is not surprising that there appear mainly elite residential settlements. According to experts, currently 12 projects with 303 houses are offered for sale, 10 projects belong to the elite segment (total area of a house is about 340m2, 25 acres of land, the cost of such a project is about 69 million rubles (180 rubles per 1 m2).

Business class is represented by only two settlements under construction. The project Valkeasaari by "Key Development" (the average cost of a house - 12 million rubles, 67 rubles per 1 m2) and the village of "My Terioki" by "Energomashstroy" company (on offer houses for 25 million rubles, 89 thousand rubles per 1 m2). Townhouses is another type of housing on offer, costing on average 16 million rubles for the section. Townhouses will be an example of suburban housing of business class in Kurortny district.

Experts also discuss the growing trend of buying land in Kurortny district for private construction of residential building. The price of this house is twice lower than that of the developer.
